THE ROOF SHIELD SERVICE
COMMERCIAL
PROGRAM
Extend the life of your roof while protecting your investment.
All Slope Roofing Systems are susceptible to severe weathering, expansion, contraction and even abuse. It is not uncommon for some leakage to develop at any time after the original roof application as a result of these causes. In addition, exposure to strong to strong winds, hail and ice, may result in additional roof system degradation. Roofs frequently don’t last their design life, but with proactive inspections and scheduled maintenance, SRI can ensure that you’ll beat the odds with a roofing system that lasts beyond its normal life cycle.
Even though a manufacturer’s warranty may have been purchased with your new roof, most roofing material manufacturers require regular maintenance to keep their warranties valid. This means the building owner continues to be responsible for the proper roof care and maintenance to insure its top performance.
Specialty Roofers’ goal is to ensure performance of your existing roof system by offering a maintenance program, which ultimately reduces the costs incurred for roof repairs and/or replacement.
SRI'S ROOF SHIELD SERVICE CONSISTS OF:
-
Inspect the entire roof area for damage that may have resulted from foreign objects or human activity i.e.: HVAC unit maintenance.
-
Remove all debris that may have accumulated on the roof surface to ensure it does not restrict drainage or cause roof membrane damage.
-
Inspect and clean all roof drains, overflow drains, gutters, and scupper drains to ensure a free flow of rainwater.
-
Inspect all sheet metal flashings and counter flashings at copings, gutters collector boxes, and downspouts to verify they are firmly attached and sealed.

WHAT WEARS OUT ROOFS?
FORGETTING ABOUT ROOF MAINTENANCE
This is perhaps the single biggest cause of premature roof failure
EXPOSURE
Either long-term exposure to the elements (sun, water, freeze-thaw) or shorter-term exposure to damaging air pollutants and chemicals
STRUCTURAL MOVEMENT
Such as building settlement or expansion/ contraction not accommodated by the roofing system
BIOLOGICAL GROWTH
Such as vegetation in areas of standing water or algae
NOT FIXING PROBLEMS PROMPTLY
These can add up to a much shorter roof life–e.g., if a small problem is not repaired, then a large amount of insulation can be damaged
CHANGE IN THE USE OF THE BUILDING
E.g., an increase in the interior relative humidity of a building can cause severe condensation problems within the roofing system

STATISTICS
A huge number of roofs
in the U.S. — more
than 80% — are
replaced prematurely.
Building owners typically spend over $127,500 on roof repair and maintenance over the building’s lifetime.
A new 10,000 square foot commercial roof averages
a cost of more than $42,500.
New roofing installation or roof replacement often costs thousands of dollars more than what repairs, maintenance and/or roof restoration would.
Roof maintenance programs are tax deductible, and typically cost only about 1 to 3 percent per year of estimated total replacement costs.
Compared to replacing your roof every 15-20 years, a roof maintenance program can save up to 50 percent over the life of a 30-year roof.
Roof leaks can go
unnoticed inside a
building for days, weeks
or months.
